EIC vs EICR vs Minor Works

Three different documents, three different purposes. Knowing which is which saves confusion when a buyer, tenant or council asks for paperwork.

DocumentIssued when
EICR, Electrical Installation Condition ReportAn existing installation is inspected and tested to report its condition
EIC, Electrical Installation CertificateNew installation, new circuit, or consumer unit replacement
MEIWC, Minor Electrical Installation Works CertificateAlterations or additions that do not include a new circuit, such as an extra socket

Building regulations

In England and Wales, some electrical work is notifiable under Part P of the Building Regulations, including a new circuit or a consumer unit replacement. A registered competent person can self-certify and notify the council. In Scotland, the building standards system works differently and some work needs a building warrant.

Which one do landlords need?

A satisfactory EICR every five years. If remedial work is done, keep the EIC or Minor Works Certificate for that work alongside the report, and give tenants written confirmation that the work is complete.

FAQ

Questions

Does an EIC replace an EICR?
A new full installation with an EIC can serve as evidence for a landlord until the next inspection date shown on it. Partial work does not replace the EICR.
