Electrical Installation Condition Report

EICR for landlords and homeowners

An Electrical Installation Condition Report checks the fixed wiring in a property and records whether it is safe to keep using. Fixed prices from £129 anywhere in the UK.

What an EICR covers

The inspector examines and tests the fixed electrical installation: the consumer unit, every circuit, sockets, switches, light fittings, earthing and bonding, and permanently connected equipment such as showers, cookers and extractor fans. Appliances you plug in are covered separately by PAT testing.

  • Visual inspection of accessories, cables and the consumer unit for damage, overheating and wear
  • Continuity of protective conductors and ring final circuits
  • Insulation resistance between conductors
  • Earth fault loop impedance and prospective fault current
  • RCD operation and trip times
  • Main earthing and bonding to gas and water services

What the test readings mean

Every circuit's results are recorded on the schedule of test results. Here is a typical line for a kitchen socket circuit protected by a 32 A type B device:

CCT 3 KITCHEN SKT B32 2.5/1.5 T&E
R1+R2 0.31 Ω IR L-E >299 MΩ ✓
Zs 0.42 Ω max 1.37 Ω ✓
RCD 30 mA 21 ms ✓

Who needs one

Landlords in all four UK nations must have a valid EICR at least every five years. Homebuyers often request one before exchange, and lenders and insurers may ask for one on older properties. Homeowners are advised to have one every ten years, after buying a home, or when planning an extension or rewire.

Landlords: you must give a copy of the report to existing tenants within 28 days and to new tenants before they move in. We email the PDF directly to you and, if you ask, to your tenant and letting agent.

Satisfactory or unsatisfactory

If the inspector records any C1, C2 or FI observation, the overall result is unsatisfactory. C3 items alone do not fail a report. See our guide to EICR codes for examples of each.

FAQ

EICR questions

How long does an EICR take?
Most one to three bedroom homes take two to four hours. Larger houses, HMOs and commercial premises take longer, and we confirm the time when you book. Power is switched off for short periods while each circuit is tested.
How often do I need an EICR?
Rented homes across the UK need one at least every five years, or sooner if the previous report says so. For owner-occupied homes the recommendation is every ten years, and on any change of occupancy.
What happens if my report is unsatisfactory?
Any C1, C2 or FI observation makes the report unsatisfactory. Landlords must have the work done within 28 days or sooner if stated. We quote for each remedial item in writing and issue written confirmation once the work is complete.
Do I need to be there?
No. Many landlords arrange access through a tenant, agent or key safe. We need access to every room, the consumer unit and the meter position.
