The end-of-tenancy electrical checklist

The weeks between tenancies are the cheapest time to deal with electrical work. Here is what to look at before the next tenant moves in.

Paperwork

  • Check the next-due date on the current EICR. If it falls in the coming tenancy, book it now while the property is empty.
  • Have the report ready to give the incoming tenant before they move in.
  • Check PAT test dates on supplied appliances.

Walk-round checks

  • Cracked, loose or scorched sockets and switches
  • Missing blanking plates or light covers
  • Extension leads left behind, especially daisy-chained ones
  • Damage to cables from picture hooks, shelves or tenant DIY
  • Smoke and carbon monoxide alarms tested and working

Press the RCD test buttons

Each RCD should trip immediately. If one does not, book an electrician before the new tenancy starts.

Use the void for bigger jobs

A consumer unit upgrade or partial rewire is far easier with nobody living there. If your last report had C3 recommendations, this is the time to clear them.

Check your date with the EICR due date checker.
