1. Who carries out the inspection?
Ask for the inspection and testing qualifications of the people who will attend, and whether they are directly employed or subcontracted.
2. Are you a member of a competent person scheme for periodic inspection?
Scheme membership means the contractor's work is assessed by a third party.
3. What insurance do you hold?
Government guidance for landlords in England suggests at least £2 million public liability and £250,000 professional indemnity.
4. What is included in the price?
Every circuit, travel, the digital report and photographs. Ask whether extra consumer units or circuits are charged on the day.
5. How do you handle tenant access?
Will they contact tenants directly, confirm times and send reminders?
6. How quickly do you quote and complete remedial work?
The 28-day deadline does not wait for a contractor's quote. Same-day quotes keep it achievable.
7. Who receives the report?
Agent, landlord and tenant should all be able to receive it at the same time.
