Electrical safety rights for tenants

If you rent privately, your landlord must keep the electrics safe and prove it. Here is what you are entitled to and what to do if something is wrong.

You are entitled to

  • A copy of the current EICR, before you move in or within 28 days of a new inspection
  • Remedial work on any dangerous or potentially dangerous defects within 28 days, or sooner if the report says so
  • Written confirmation once that work is complete
  • Repairs to electrical faults you report during the tenancy

What to do if you have concerns

  1. Ask your landlord or agent in writing for a copy of the report.
  2. Report any fault in writing, with photos, and keep a copy.
  3. If nothing happens, contact your council's private housing team. In Scotland you can apply to the Housing and Property Chamber of the First-tier Tribunal; in Wales, contact the council and Rent Smart Wales.

Signs to report straight away

Scorch marks, buzzing or warm sockets, a burning smell, repeated tripping, or exposed wires. Switch off the circuit at the consumer unit if it is safe to do so and tell your landlord immediately. See signs of old or unsafe wiring.

Questions

Do I have to let the electrician in?
