The remedial upsell
Some low-cost providers price the inspection below cost and rely on remedial work for profit. Watch for reports where most observations are coded C2 with little explanation, followed by a large quote and pressure to approve it on the spot.
The thin report
An inspection that takes 40 minutes on a three-bedroom house, or a report without a full schedule of test results, has not tested every circuit. If something goes wrong, a weak report will not help you.
Protect yourself
- Check the inspector's qualifications and scheme membership
- Expect a full schedule of test results for every circuit
- Ask for photographs of every coded observation
- Get a second opinion on any large remedial quote; any qualified electrician can quote from another company's report
