Disagree with a code on your EICR? What landlords can do

Coding involves professional judgement, and inspectors do not always agree. If a C2 looks like a C3 to you, there is a sensible way to handle it.

Ask for the reasoning

Ask the inspector to explain the risk behind the code, with photographs and the regulation they are relying on. A good inspector will explain it clearly.

Get a second opinion

Another qualified inspector can review the observation. Industry guidance on coding, such as the Electrical Safety First Best Practice Guide 4, is the common reference point.

Do not let the deadline lapse

While you query a code, the 28-day clock keeps running. If a second opinion agrees with the original code, you need time to do the work. If in doubt, fix it.

Never dispute a C1

A C1 is danger present. Make it safe immediately, and discuss the detail afterwards.
