What to do when a tenant will not give access for an EICR

The law requires the inspection, but the tenant lives there. When access stalls, the way you handle it matters.

Start with the easy fixes

Most refusals are about timing or worry, not principle. Offer a choice of slots, including early mornings or Saturdays, explain that the power will only be off for short periods, and say how long the visit takes. Tenants who work from home appreciate knowing when their internet will go off.

Give proper notice in writing

Give written notice of the visit in line with the tenancy agreement, and at least 24 hours. Explain that the inspection is a legal requirement for their safety.

Keep a record

Save every email, message and letter, and note phone calls with dates. If the deadline passes, this record shows the council you took reasonable steps to comply.

Do not force entry

Entering without permission can breach the tenant's right to quiet enjoyment. If access is repeatedly refused, take advice from your letting agent, landlord association or a housing solicitor.

Make the visit painless

We contact tenants directly to agree a time, send a reminder the day before, and keep the visit to the time we quoted. Our agent service handles all of this.
