What is included in an EICR?

An EICR covers the fixed electrical installation, but every report also records what could not be inspected. Knowing the difference avoids surprises.

Included

  • The consumer unit and every protective device
  • Every final circuit, tested for continuity, insulation, polarity, earth fault loop impedance and RCD operation
  • A sample of sockets, switches and light fittings opened for internal inspection
  • Main earthing, main bonding to gas and water, and supplementary bonding where needed
  • Fixed equipment such as showers, cookers, immersion heaters and extractor fans
  • Outbuildings and garden circuits fed from the installation

Not included

  • Portable appliances, covered by PAT testing
  • Cables hidden in walls and floors, beyond what can be seen at accessories
  • The supplier's equipment such as the meter and main fuse
  • Gas appliances, which need a Gas Safe engineer

The extent and limitations section

Every EICR includes an agreed extent of inspection and any limitations. Typical limitations are fixed flooring that cannot be lifted, furniture that cannot be moved, or a circuit that cannot be switched off because it serves essential equipment. Limitations should be agreed in advance where possible and must be recorded with a reason.

A report with heavy limitations tells you less. If the inspector could not access a loft or a meter cupboard, arrange access and ask for that area to be completed.

FAQ

Questions

Will the inspector lift floorboards?
Not normally. The inspection is non-invasive apart from removing accessory covers. Lifting floors would be agreed in advance as part of the extent.
